Terms and Conditions – Internal Regulations

1) General Provisions

These Regulations govern the stay at IntoMatera Business Apartments by Francesco Domenichiello (Matera – MT) and have contractual value.

By requesting and accepting a stay, the Guest fully accepts these conditions.

Failure to comply with the Regulations may result in removal from the Property, notification to the competent authorities, and immediate termination of the contract, with charges applied and compensation for any damages.

Parents or legal guardians are responsible for minors staying in the Property.

All guests are entitled to respectful and dignified treatment. The Management reserves the right to intervene, including with the support of authorities, in case of inappropriate behavior or actions disturbing public peace.

The Management may modify these Regulations at any time; the updated version is available at the reception.


2) Reservations and Cancellations

Reservations can be made by e-mail (info@intomatera.com), by phone, or in person. To confirm a booking, a guarantee is required: credit card details (with a pre-authorization equal to the cost of the stay) or a deposit via bank transfer/cash.

Requests must include: full name, contact details, check-in/check-out dates, number of guests (adults and children), apartment type.

Cancellations: cancellations beyond the terms indicated in the booking confirmation, and in any case later than 72 hours before arrival, as well as “no-shows,” will result in the full charge of the booked stay.

Early departures, delays, or other personal reasons do not entitle the guest to refunds.

The Management may, for organizational reasons, assign an apartment of equivalent or higher category.

 

3) Payments

The balance of the stay is required before check-in or according to the terms stated in the booking confirmation. The pre-authorization, if requested, remains valid until departure as a guarantee for damages, extras, or penalties.

Accepted payment methods: cash (within the legal limits), credit cards, and debit cards. Cheques or travel cheques are not accepted.

Electronic invoices must be requested at the time of booking or, at the latest, at check-in, providing complete billing information.

Extras (minibar, damages, missing linen, undeclared guests, etc.) will be charged to the booking holder.

Undeclared guests: 50% surcharge + possible report to the authorities.

Lost keys: from €20 to €200 depending on the case.

 

4) Check-in and Check-out

Guests must contact the Property before arrival to arrange the key handover and at the end of the stay for apartment release and inspection.

Check-in: from 16:00 to 20:00 (late check-in: €10/hour after 20:00, unless otherwise agreed).

Check-out: by 12:00. After 14:00, an additional night will be charged.

All guests, including minors, must present a valid identity document (art. 109 TULPS). Hospitality will be refused in the absence of such documentation.

Minors: accepted only with a responsible adult or with a signed authorization from parents/legal guardians. Occasional visitors must be authorized by the Management and registered with an identity document. Keys will be handed over upon registration and payment.

Any damages or malfunctions of the apartment must be reported immediately.

 

5) Guest Behavior Rules

Quiet hours: from 22:00 to 08:00, guests must respect the peace and quiet, including in common areas.

Prohibited:

smoking inside the entire Property (including apartments),

use of drugs, weapons, or dangerous items,

access to staff-only areas,

disposal of waste outside designated containers.

 

Cleaning and linen:

Initial cleaning and supply of bed linen and towels are included in all stays. If specified in the booking confirmation, extra cleaning or linen changes are provided; additional services may be requested for a fee. Guests are asked not to move furniture or remove objects from the apartment.

Safety: always close doors and windows when leaving the apartment. The Management is not responsible for unattended belongings.

 

6) Services

Wi-Fi: available in all apartments, credentials provided at reception.

Electricity: 220V, Italian sockets. Adapters are recommended. The Management is not responsible for damages to devices caused by power outages or surges.

Kitchen: meals may only be prepared in the apartment kitchens, not elsewhere. Use of the kitchen is free of charge; guests are required to use and clean it properly, comply with posted instructions, and leave dishes and utensils clean and stored as found before check-out.

 

7) Pets

Pets are not allowed.

 

8) Liability

The Management is not responsible for theft, loss, or damages caused by force majeure (e.g., weather events, natural disasters, illnesses, etc.) or for damages to vehicles parked in common areas.

Any damages caused by the Guest to persons or property will be charged to the responsible party.

 

9) Privacy

The processing of personal data complies with EU Regulation 2016/679 (GDPR) and applicable national legislation. Collected data is used exclusively for legal obligations, guest registration, stay management, and additional services. Some areas are under video surveillance for security reasons. Recordings are deleted within the time limits provided by law.
